For example, we may recommend that a survey be done to show the extent of property boundaries...or that an appraisal be done to further support the asking price. The Value of a REALTOR®

Finding an Agent

Set up Agent interviews based on the recommendations/referrals of others who have first hand experience with specific candidates. During the interview process, we suggest that you consider the amount of experience that comes with the Agent. How long have they been an active REALTOR®? Have they represented Buyers or Sellers in the area where you live/want to live? Can they cite specific experiences? And be ready to answer some questions that the agents will have for you.after all they need to fully understand your home buying/selling goals in order to properly represent you.
The Anderson Group strongly suggests that once you have selected an Agent to represent you, especially as a Buyer's Agent, that you devote 100% of your effort with that Agent. Working with multiple Buyer's Agents will only lead to wasted time, frustration, and delays in making a decision.if a particular Agent is not working out for you, then fire them and select a different Agent.
Staging Your Home
Before listing your home there are a number of things that need to be done so that you make the right "first impression" to prospective Buyers. Remember you have a lot of competition in the market and you want your home to stand out and be remembered. At a minimum:
- Outside: mow the grass, pick up leaves and twigs, pluck out weeds, freshen up pinestraw islands, paint if necessary and remove all debris that may be cluttering up your property.
- Inside: establish a sense of order in your home.put things away where they should be, hang up your clothes, air the home out, brighten the home by washing windows, opening drapes and blinds and making sure all light fixtures work.
To really stand out amongst the competition, you should consider bringing in a professional Home Staging expert who will make recommendations about furniture placement, furniture removal, cosmetic repairs, and other tasks that once completed will make your property much more competitive.

Pricing Your Home
Before establishing a sales price for your home spend some time with a REALTOR® to get an understanding of the type of market you are in.is it a Buyers market or a Sellers Market.and also to determine the degree of competition you will have from similar homes. Be reasonable about your selling price expectations and remember that neither you nor your Agent will determine the price at which your home will sell - the market will!
Your Agent will work with you to go over the history of similarly priced homes in your neighborhood and how long they were on the market. He or she will help you understand why one home took only 3 weeks to sell while another took 6 months. The overall objective of reviewing all of this information is so that when you do go on the market with your home it will be priced to sell, not priced to sit.
